2. Preparing for Marketing

Our sales team will discuss the best method of proceeding in order to maximise the exposure of your property, whilst achieving the best possible price, at a timescale to suit you. Once you have signed the confirmation of instruction agreement and the documents are received by our office, we will be ready to commence the marketing of your property.

Property particulars including floorplans will be prepared and, subject to your approval, circulated to our substantial database of prospective purchasers by post, e-mail, sms etc. Your property will also be uploaded on to our website and other successful sites.

3. Solicitor

When you are selling your home we recommend you instruct a solicitor to deal with the legal formalities involved in the transfer of ownership. This enables the title deeds and other necessary documentation to be obtained at an early stage, which can save considerable delays once a sale has been agreed.

4. Viewings

First impression counts and it's important to ensure that your home is presented in the best light. We will carry out accompanied viewings if you prefer and will report back to you with any comments.

5. Offers

All offers received will be discussed with you and confirmed in writing.

Any offer received will be subject to contract and is not legally binding on you or the prospective purchaser.

6. Draft Contract

Once the sale is agreed, your solicitor will send out a draft contract to the purchaser's solicitor who in turn carries out preliminary enquiries and orders a Land Registry search. They will also organise all the supporting paperwork (where applicable) ie: title deeds, copy of Lease, fixtures and fittings list, seller's questionnaire, planning consent, guarantees, copy of building regulations and share of freehold certificate.

7. Survey

A surveyor will be appointed by the buyer or their lender. The survey establishes the structural integrity of the building and it's value. Mortgage offers are usually issued within ten days of the survey.

8. Exchange of Contracts

Subject to all formalities being completed, the purchaser and seller sign the contract. A deposit is forwarded to your solicitors and contracts exchanged. At this stage, the transaction becomes binding for both the seller and purchaser.

The completion date will be agreed between both parties prior to exchange of contracts. This will approximately be one to four weeks from the date of exchange.

9. Exchange and Completion

After contracts have been formally exchanged, you can now plan for the day of completion. If you are selling and buying a property, this will involve a considerable amount of planning.

A brief list of the matters you may wish to address are as follows:

  • Removals
  • Confirm change of address
  • Contents insurance
  • Utilities to be transferred
  • Buildings insurance (if necessary)
  • Redirection of mail

10. COMPLETION

Shortly before, or on the day of completion the balance of purchase monies will be transferred to your solicitor's account. Once the property has been vacated and all the monies are received the solicitors will confirm that completion has taken place.The selling process is now complete.
